MHADA Reduces Prices for EWS Flats in Thane – Here’s How Much You Save

In a welcome move for low-income homebuyers, the Maharashtra Housing and Area Development Authority (MHADA) has announced a significant price reduction for over 6,200 Economically Weaker Section (EWS) housing units located in Thane. The initiative comes under the Pradhan Mantri Awas Yojana – Urban (PMAY-U) and aims to make affordable housing more accessible for eligible buyers.

The housing units are spread across two major locations—Shirgaon and Khoni—under the jurisdiction of MHADA’s Konkan Housing and Area Development Board. Here’s a breakdown of the newly reduced prices:

Revised Home Prices

  • Shirgaon: 5,236 homes are now priced at ₹19.28 lakh, an increase of ₹1.43 lakh per unit.
  • Khoni: 1,012 homes now cost ₹19.11 lakh, reduced from ₹20.13 lakh, offering buyers a discount of ₹1.02 lakh.

The revised prices bring the homes below the ₹20 lakh mark—a psychological and financial threshold for many EWS buyers. According to MHADA officials, this move is expected to increase demand significantly, especially since it aligns with the Central Government’s efforts to promote “Housing for All.”

Why This Move Matters

With growing urban migration and rising real estate costs, affordable housing has become a critical issue in India. For EWS buyers—typically those with an annual household income of up to ₹3–6 lakh—even a minor price cut can make a major difference in purchasing power. By reducing the entry-level cost of owning a home, MHADA is not only encouraging home ownership but also supporting long-term urban planning goals.

Moreover, this price cut comes with no specific application deadline. Homes are being allotted on a first-come, first-served basis, providing more flexibility to buyers who need time to arrange financing or check eligibility under PMAY.

What Buyers Should Know

  • These homes fall under the EWS category, meaning eligibility criteria based on income and lack of prior property ownership will apply.
  • Beneficiaries may also qualify for CLSS (Credit Linked Subsidy Scheme) under PMAY, offering further interest subsidies on home loans.
  • MHADA is encouraging interested applicants to visit their official portal or nearby MHADA offices to get detailed application guidance.
