Mumbai’s civic body has kicked off its first independent online lottery to sell 426 affordable housing units meant for Economically Weaker Section (EWS) and Low-Income Group (LIG) buyers. Applications open on October 16, 2025, and close on November 14, 2025, via the official portal bmchomes.mcgm.gov.in. The shortlisted list goes live on November 18, the draw is on November 20, and the results are out on November 21.
This is the BMC’s first independent lottery, rather than a state housing board process, which the corporation says should streamline allotments and trim admin costs. The city also expects to raise revenue through the sale.

Winners are picked through an online lottery draw conducted by BMC. For 2025, the key dates are:
Final list of eligible applicants: Nov 18, 2025, 5 pm
Lottery draw: Nov 20, 2025, 5 pm
Publication of winners & waitlist: Nov 21, 2025, 5 pm

Plan for separate applications (and deposits) per scheme/project. That’s how MHADA runs its lotteries, and BMC’s first independent lottery is following a similar structure via its portal. Check the BMC booklet/portal flow when you apply; if multiple choices are allowed under one login, the system will prompt you for the required deposits project-wise.
If you’re waitlisted, you’re in line for an offer if a selected applicant doesn’t complete payment or surrenders the flat within the stipulated timelines. BMC will publish the waitlist along with the winners and will contact the next-in-line candidate as flats free up. Keep your contact details and documents ready; if you are not ultimately allotted a flat, your refundable deposit is returned per the refund schedule.
