Affordable Housing in Vizag: VMRDA Approves 50-Storey Residential Towers in Madhurawada

Visakhapatnam Metropolitan Region Development Authority (VMRDA) has approved a landmark residential development in Madhurawada: six ultra-tall residential towers, each rising to 50 stories atop a 4.07-acre plot near Pebble Towers. This marks one of Andhra Pradesh’s most ambitious towers yet. 

What to Expect

These towers will offer a mix of 3BHK, 4BHK, and luxurious 4BHK duplex apartments. Designed at par with upscale gated communities, the project will include:

  1. Clubhouse and children’s play area
  2. Swimming pool with deck
  3. Jogging and cycling tracks

All units are slated to be developed under a public-private partnership (PPP) or Joint Venture (JV) model.

Affordable Housing Footprint

VMRDA also approved affordable housing for middle-income groups across key areas like Mithilapuri (Madhurawada), Marikavalasa, and Vepagunta. These Multi-Storey Apartment (MIG) complexes will feature 2 BHK, 2.5 BHK, and 3 BHK flats. By offering these through the PPP framework, VMRDA aims to make housing more competitively priced than private market offerings.

The Big Picture: Why It Matters

  1. First housing project by VMRDA: While the authority has laid out multiple plots under previous schemes, this marks their first major move into actually constructed housing.
  2. Bridging the Middle-Income Gap: Traditional government schemes focus on low-income or homestead grants; VMRDA is now targeting a wider demographic with ready-to-move housing.
  3. Long-term Revenue and Urban Planning: The initiative improves urban infrastructure, leverages VMRDA’s extensive land bank, and provides steady returns to the authority.

Timeline & Stakeholders

  1. The project received formal approval on July 4, 2025, in a meeting chaired by VMRDA Chairperson M. V. Pranav Gopal, who was joined by Municipal Administration & Urban Development Secretary Suresh Kumar and Commissioner K. S. Viswanathan.
  2. While final pricing details are pending, the foundation stone is expected in the coming months, with construction to follow soon after.
