Buying your first home gets a lot more affordable when the government offers you a part of your interest bill. That’s essentially what PMAY 2.0 offers through its Interest Subsidy Scheme, and yet a lot of eligible buyers never claim it, mostly because they’re unsure how the process works.

Pradhan Mantri Awas Yojana – Urban 2.0 was launched on September 1, 2024, as the next phase of the government’s “Housing for All” mission, running through 2029. It works through four verticals, and the one most relevant to home loan borrowers is the Interest Subsidy Scheme (ISS). Under ISS, the home loan subsidy gets credited upfront to your loan account, which lowers your outstanding principal and, as a result, your EMI.
PMAY urban 2.0 eligibility is based on your household’s annual income, split into three categories.

Beyond income, a few other conditions apply. Neither you nor any family member should own a Pucca house anywhere in India. You also shouldn’t have received a benefit under any central, state, or local housing scheme in the last 20 years.
The loan amount should not exceed ₹25 lakh, the house value should stay under ₹35 lakh, and the carpet area shouldn’t cross 120 square metres.
The home loan subsidy under ISS works out to an interest subsidy of 4% per annum on the first ₹8 lakh of your loan. The total benefit can go up to ₹1.8 lakh, calculated at a net present value of ₹1.5 lakh using an 8.5% discount rate. This amount doesn’t come as cash in hand, it gets adjusted directly against your principal, which is why your EMI drops once it’s credited.
Under ISS, the subsidy is released in five yearly instalments, and for it to be released, your loan needs to stay active with more than half the principal still outstanding at each release point. One condition worth noting: this applies only to loans sanctioned and disbursed on or after September 1, 2024, and if you switch lenders through a balance transfer later, you lose the benefit.
