To enter, applicants must meet MHADA-mandated criteria:

The final list includes verified and eligible applicants just before the draw. To view it:

Once you’re selected in the draw:
Step 1: Log in to the official MHADA website.
Step 2: Download your Letter of Intent (LoI).
Step 3: Accept the housing unit and complete the e-signature.
Step 4: If selected in multiple draws, you must surrender all but one unit.
Step 5: Pay the full amount within 180 days.
Step 6: Proceed to register the unit at the SRO via the iSarita 2.0 portal. Log in as a Citizen and complete property registration.
If you wish to surrender your allocated flat:
Step 1: Log in using your PAN and password or PAN and OTP on the MHADA portal/app
Step 2: Go to Menu → Application List
Step 3: Select the application for the flat you wish to surrender
Step 4: Click on “Surrender Tenement”
Step 5: Mention your reason for surrender
Step 6: Download and print the filled surrender letter
Step 7: Sign the letter and submit it to the MHADA department
If you surrender before receiving the Provisional Offer Letter (POL), the full EMD is refunded. If you surrender after receiving the POL, 10% of the EMD will be deducted, and the balance refunded.

Once the payment is made, you need to legally register your flat to record your ownership with the state of Maharashtra.
If you are not selected in the draw, your EMD will be refunded within 7 working days. Refunds are made to the same bank account used during registration.
How to Check Your MHADA Lottery 2025 Refund Status?

The applicant must belong to any of these income monthly categories – EWS (up to ₹25,000), LIG (₹25,001-₹50,000), MIG (₹50,001-₹75,000), and HIG (above ₹75,0001).

Then, choose the income category, upload documents, and declare you don’t own MHADA property in Mumbai. Pay both the application fee and EMD by November 17, 2025. Keep your acknowledgment slip/deposit receipt safe. After submission, monitor the draft and final application lists (Early December) and the lottery result.
