For the financial year 2025–26, the Punjab government has implemented a 5% increase in property tax floor rates across all urban local bodies to align with updated circle rates. Under this structure, residential properties in Category A cities (like Ludhiana and Amritsar) face ₹2 per sq yd, while Categories B and C have lower rates. Commercial and industrial units attract higher rates—up to ₹6 per sq yd for large spaces in Category A. Yes, Punjab provides several exemptions and rebates on property tax. Self-occupied residential plots up to 125 square yards or flats under 50 square yards are completely exempt from property tax. Additionally, widows, persons with disabilities, and ex-servicemen are eligible for various rebates, with some receiving concessions of up to ₹5,000 annually. Certain properties, such as religious sites, historic buildings, agricultural and horticultural land, government institutions, and orphanages, are also fully exempt from property tax. Property tax is calculated using a defined formula:
Annual Tax = 0.5% × (Ready Reckoner Rate + ₹500/sq ft construction cost – 10% depreciation)

Residential rentals: 7.5% of the annual cost
